For sellers

We don't just list homes. We position them to sell for more.

Anyone can put a sign in your yard. What actually drives your final number is the strategy behind it — pricing, presentation, and how hard we work to get the right buyers through the door.

Our process

Six stages, and you will always know which one you are in

No mystery, no radio silence. You get a written update every week your home is on the market, whether or not there is news.

01

The walkthrough

We come to the house, look at everything, and give you a prioritized list of what to do and — just as importantly — what not to bother with. Most sellers spend money in the wrong places.

02

The number

A real valuation, backed by recent sales on your street — with our reasoning spelled out. If the timing's off, we'll tell you straight, and explain why.

03

Preparation

Repairs. Decluttering. Staging. Landscaping. We'll connect you with trades we trust — you take it from there. This is where the real money gets made.

04

The marketing package

Professional photos, a measured floor plan, drone and video when they'll make the home stand out. Every listing is written to sell — not just describe.

05

Exposure

We start building buzz on our social media before your listing even goes live, and reach out directly to our buyer database. Then it goes everywhere else buyers are looking: MLS® and REALTOR.ca, targeted ads where needed, and direct outreach to agents with the right buyer already on their list.

06

Negotiation and close

Every offer, explained in plain terms — not just the number. We guide you through subject removal, and stay locked in straight through to close and possession.

A word about pricing

The most expensive mistake in real estate is starting high “to see what happens”.

Your listing gets the most attention it will ever get in its first two weeks. Every serious buyer shopping your neighbourhood sees it, and their agents call. That window is where your negotiating leverage lives.

Price above the market and you spend that window with no showings. By the time you reduce, the buyers who were watching have moved on and the ones left are asking why it has been sitting. Homes that sell below their value are almost always homes that started above it.

We will show you the comparable sales and tell you the number we believe in. If you want to test a higher price, we will tell you honestly what it is likely to cost you — and then it is your call.

FAQ

Seller questions, answered

It depends far more on pricing and condition than on the calendar. A correctly priced, well-presented home in a normal market usually attracts serious interest within the first two weeks — that window is where most of your negotiating power lives. Homes that sit are almost always homes that started too high. Ask us for current days-on-market figures for your specific neighbourhood and property type, since these shift month to month.

Usually not a full renovation. Paint, decluttering, deep cleaning, landscaping and small repairs reliably return more than they cost. Kitchens and bathrooms rarely return their full cost when done immediately before a sale, and buyers frequently want to choose their own finishes. We will walk your home and give you a specific, prioritized list — including the things we would tell you not to bother with.

Budget for real estate commission, legal or notary fees, a mortgage discharge or prepayment penalty if you are breaking a term early, and moving costs. Sellers of a principal residence in Canada generally do not pay capital gains tax on the sale, but investment and secondary properties are treated differently — confirm your own situation with an accountant.

It depends on the market and on your finances. Selling first gives you budget certainty and full negotiating strength but risks a gap with nowhere to live. Buying first gets you the home you want but requires bridge financing or the ability to carry both. Every situation is different — we sit down with you and walk through a plan built around your specific finances and timeline.
