For buyers

We'll tell you when not to buy it.

Anyone can unlock a door and show you around. What you need is someone who's walked through hundreds of these — who knows when a price doesn't match recent sales, when a deal has a catch buried in the fine print, and who will tell you plainly when it isn't worth what it's asking.

How it goes

Six steps from curious to keys

Most buyers we work with start talking to us six to twelve months before they buy. Earlier is better — the preparation is where the advantage comes from.

01

Get your real number first

Before we look at a single home, talk to a mortgage broker. We will introduce you to two or three we trust. Shopping without a pre-approval is how people fall for homes they cannot buy.

02

Separate the must-haves from the wishes

Three showings teach you more about your real requirements than three months of browsing online.

03

View properties

We line up everything that matches — on MLS® and through our network of off-market and coming-soon listings — so you're seeing the full picture, not just what's public.

04

Offer and negotiation

We build an offer that protects your interests, not just your price. Price, deposit, conditions, and timelines all get negotiated with your goals in mind.

05

Remove subjects

Inspection, financing, and any other conditions get worked through carefully before subjects come off — so you're moving forward with full confidence, not just crossed fingers.

06

Completion and possession

We send the paperwork to your lawyer and stay on top of every deadline through to closing, so the final stretch is smooth and you get your keys without any last-minute surprises.

Why us

The difference is what happens before you sign anything.

We've been on both sides of this — as buyers, as owners, as people who've made the call to walk away from a deal that didn't add up. That's the perspective we bring to every step, from the first showing to the day you get your keys.

Work with us

Tell us what you are actually looking for.

The more we understand about what you need — and what you would rather avoid — the less time you spend on showings that were never going to work. Tell us the shape of it here and one of us will come back to you directly.

The more detail you give us, the more useful our first conversation will be. No obligation, and no automated drip of listings you did not ask for.

We reply personally — never a call centre. Your details stay with John & Gurwinder and are never sold.

FAQ

Buyer questions, answered

It depends on the purchase price, and the federal tiers move — the threshold above which mortgage default insurance stops being available was raised as recently as 2024. Rather than publish a number that may be out of date by the time you read it, we will introduce you to a mortgage broker who can tell you exactly what applies to your price range. Your lender may also ask for more than the federal minimum depending on the property and your file.

Plan for roughly 1.5% to 4% of the purchase price in closing costs. That covers legal or notary fees, property transfer tax where it applies, a home inspection, title insurance, appraisal, and adjustments for prepaid property taxes or strata fees. On a newly built home there is also GST on the purchase price, which resale homes do not attract — a difference large enough to change which properties are actually in your budget. First-time buyers in BC may qualify for property transfer tax relief and the GST rebate — thresholds change, so confirm the current rules before you budget around them.

Yes — on essentially every resale purchase. An inspection typically costs a few hundred dollars and can uncover issues that are far more expensive to deal with later.

Read the full document package before removing subjects: two years of minutes, the depreciation report, the contingency reserve fund balance, the current budget, any special levies passed or being discussed, the bylaws, and the Form B. A well-run building with a healthy reserve is worth more than a nicer unit in a building facing an envelope levy.
