Questions about home valuations
An online estimate is a statistical model applied to public data. It cannot see that your kitchen was redone last year, that the home backs onto a busy road, or that the unit two doors down sold in a bidding war. A REALTOR®-prepared valuation is built from the actual comparable sales nearby, adjusted for the specific features of your home, and it comes with the reasoning attached so you can judge it for yourself.
No. A valuation from a REALTOR® is an opinion of market value used for planning and pricing decisions, and it is free. A formal appraisal is prepared by a licensed appraiser, usually for a lender, and costs several hundred dollars. If your bank needs an appraisal, we will tell you and point you to one.
Not at all. Many of the valuations we prepare go to people who are two or three years from moving, or who simply want to know where they stand. There is no obligation, no listing agreement to sign, and no follow-up campaign unless you ask us to keep in touch.
Usually one business day once we have your details. If you would like us to walk through the home first — which produces a more accurate number — we will arrange that at a time that suits you, and it typically takes about 45 minutes.
Recent comparable sales of genuinely similar properties, close by. Accuracy suffers when a home is unusual for its neighbourhood, when very little has sold nearby lately, or when substantial renovations are not visible from public records. Telling us about upgrades, a legal suite, or anything unusual about the lot materially improves the result.
